Crawford Property Developers (CPD) is a product of Trian Construction. Trian Construction came into existence in 1995. The aim is to deliver stock in the market that will enable investors to receive the highest yields achievable.

We achieve this by lowering construction cost by between 30% up to 50%. We do not use alternative building products, the savings obtained are by means of catering for all the construction works under one umbrella, cutting edge project, construction management, cost planning and controlling.

In theory we had the idea of lowering building cost, the theory lead to obtaining the necessary know how and skills for achieving this and this was put into practice in 2004.  See one of some of the first houses that was build and this clearly shows the building cost and the sold value.

It can be seen that a profit of 57% was achieved (SEE ONE OF EARLIER PROJECT DONE); the profit will depend and differ from project to project. The figures are very conservative and the end results can easily be 10% higher.  

We undertake from Standalone Properties to Sectional Titles. Speculative and Investment Properties. Presently identified projects range from R 1, 5 million to above R 500 million, Residential Projects to Town House Development, Blocks of Flats, Offices and Industrial Projects.

We are sourcing Funding Partners to share in the Development Funding. Our aim is to facilitate investors in obtaining investment properties where by the investment property will generate returns which does not require any additional funds out of the investor’s pocket, meaning from day one the investment will be profitable. There can be multiple partners per project.

Presently a window exist whereby many people seems to sell of their development property. We require funding to obtain and develop these properties before an upswing in the economy and a rise in property prices.
